Written Cancellation Policy

Winter Season Cancellation policy: Christmas Holiday, Sundance Film Festival and Presidents Day (February) weeks – Cancellations made 61 days or more prior to arrival will incur a cancellation fee equal to $400 plus the reservations fee amount. Cancellations made 60-46 days prior to arrival will incur a cancellation fee equal to two nights lodging rate (the initial deposit) plus the reservations fee amount. Cancellations made 0-45 days prior to arrival are non-refundable. All other winter periods – Cancellations made 46 days or more prior to arrival will incur a cancellation fee equal to $400 plus the reservations fee amount. Cancellations made 45-31 days prior to arrival will incur a cancellation fee equal to two nights lodging rate (the initial deposit) plus the reservations fee amount. Cancellations made 30 days prior to arrival are non-refundable. Summer Season Cancellation policy: Nightly and weekly rentals: Reservations cancelled 15 or more days prior to arrival are subject to a $200.00 cancellation fee. Reservations cancelled 0-14 days prior to arrival are subject to a cancellation fee equal to two nights lodging rate.

Written Deposit Policy

Winter Payment policy: An initial deposit of 50% of the value of the reservation is due within 14 days of booking. Final payment, taxes and other fees are due 60 days prior to arrival. We accept American Express, Visa, MasterCard and Discover and checks drawn from a U.S. bank account. Summer Payment policy: Nightly/Weekly rentals payment policy: An initial deposit of two nights lodging rate is due at the time of booking. Final payment, taxes and other fees are due 14 days prior to arrival. We accept American Express, Visa, MasterCard and Discover and checks drawn from a U.S. bank account.
